Residentive, a UK PropTech serving Right to Manage (RTM) and Resident Management Company (RMC) boards, needed to solve out-of-hours resident communication without hiring a night shift. The Agent Bureau built and manages a three-layer AI platform — reception, data spine and financial intelligence — white-labelled entirely as Residentive's own products, plus the company's website and content operation.

Reported outcome: roughly 18 hours a week returned to each RTM director, 24/7 verified call handling, and a full audit trail behind every action taken on a resident's behalf.

The problem: a second job nobody signed up for


When leaseholders take back control of their building through Right to Manage, they expect more say over how it is run. What most do not expect is the workload.

RTM directors routinely describe the role as running a small business on top of their actual job — chasing contractors, logging repairs, keeping residents informed — while carrying personal legal and financial responsibility for the building. This was precisely the problem Residentive's own customers were bringing to them.

The sharpest version of it showed up outside office hours. A leak reported at 9pm. A lift fault on a Sunday. A resident who could not reach anybody until Monday morning.

Separately, industry call-tracking research consistently finds that small service businesses miss a fifth to a third of inbound calls during working hours and close to all of them outside those hours — and that most callers who fail to get through do not try again. In property, where a single relationship can be worth years of managed revenue, that is an expensive silence.

Layer 3 — BureauBooks™ Finance (private beta, as ProperMind™ AI)

The layer TAB is building now, on the same base. It combines TAB's finance pillar with a predictive-maintenance model built specifically for Residentive's building data. It reads the verified ledger the first two layers already maintain and audits it continuously — no separate data feed, no integration project.

  • Forensic invoice auditing against market-rate and historical benchmarks, flagging overcharges and duplicate billing.

  • Predictive maintenance, targeting equipment-failure warnings 30 to 90 days ahead of the event.

  • Automated budget-optimisation recommendations, replacing "last year plus 10%" guesswork.

  • Every finding flagged for human review, never auto-actioned — the same human-in-the-loop principle as Layer 1.
